Getting your documents together early is the single biggest thing you can do to speed up your closing. Upload each item once through Floify — tracked and stored.

Required for all loan applications

Valid government-issued photo ID (driver's license or passport)
Social Security Number
2 most recent months of bank statements (all pages, all accounts)
Most recent 30 days of pay stubs
W-2s from the past 2 years
Federal tax returns from the past 2 years (all pages and schedules)
Signed authorization to pull credit

Purchasing a Home

Additional docs for buyers

Fully executed purchase agreement / contract
Earnest money deposit receipt
Pre-approval letter (I'll provide this)
Gift letter (if using gift funds for down payment)
Proof of earnest money deposit source
Homeowner's insurance quote or binder

Refinancing

Additional docs for refi borrowers

Current mortgage statement(s)
Homeowner's insurance declarations page
Most recent property tax bill
Payoff statement from current lender (I'll order this)
Copy of note/deed if available

Self-Employed Borrowers

For business owners and 1099 contractors

Business tax returns for the past 2 years
Year-to-date profit & loss statement
Business license or articles of incorporation
12 or 24 months of business bank statements (for bank statement loans)
CPA letter confirming business is active (if applicable)

Real Estate Investors (DSCR)

For rental / investment property loans

Current lease agreement(s) for subject property
Rent roll or rental income documentation
Entity documents (LLC operating agreement, articles of organization)
Property insurance quote or current dec page
Property management agreement (if applicable)

Make sure bank statements show your name, account number, and all pages (even blank ones).
