The calculation, and nothing else
A DSCR loan qualifies the property, not you. Take the gross monthly rent, divide by the total monthly payment including principal, interest, taxes, insurance and any HOA. That ratio is the whole underwrite.
A 1.0 means the property covers its own debt. Most lenders require that floor, and pricing generally improves at 1.25. No tax returns, no W-2s, no personal debt-to-income calculation.
For anyone with several properties or a return that shows very little taxable income after depreciation, this is frequently the only workable path.
What makes San Luis Obispo different
Multifamily vacancy in SLO County sat at roughly 3.5% in 2026, among the tightest readings on the Central Coast. Rent growth ran near 4.8%, outpacing the state.
Vacancy matters more than headline rent when you are underwriting a DSCR file. A 1.05 ratio in a market with 8% vacancy is fragile, because two empty months erase the margin. The same 1.05 in a 3.5% vacancy market behaves very differently.
The reason SLO stays tight is structural rather than cyclical. Cal Poly brings students, faculty and staff every year into a housing supply that barely grows, hemmed in by geography and slow entitlement. Add the county's hospitality and wine economy and you get year-round demand competing for a fixed pool of units.
Where the rental demand actually sits
- San Luis Obispo proper. Cal Poly proximity drives everything. Highest rents in the county and the shortest vacancy periods, especially near downtown.
- Paso Robles. Wine country employment, a growing year-round population, and lower entry prices than SLO city.
- Arroyo Grande and Grover Beach. Steady workforce rental demand and older housing stock that includes real 2-4 unit inventory.
- Morro Bay and Los Osos. A mix of long-term rentals and short-term vacation demand, which changes which lenders will touch the file.
Cap rates and what they mean for your ratio
Central Coast multifamily cap rates ran roughly 4.25% to 5.25% in 2026. That is compressed compared with inland California, and it is the trade-off for the low vacancy and steady appreciation.
Compressed caps make DSCR ratios tighter. A property that trades at a 4.5% cap will have a harder time clearing 1.25 than one at a 6.5% cap, simply because the price is higher relative to the rent.
Two practical consequences. First, more down payment is often the lever that gets a SLO deal to pencil, because it reduces the payment side of the ratio. Second, multi-unit properties clear the bar more easily than single family rentals at the same price, since combined rent from several units beats one lease.
Short-term rentals need care here
Vacation rental income is real money on the Central Coast, particularly in Morro Bay, Cayucos, Avila and Pismo. But lender treatment varies enormously.
Some DSCR lenders accept short-term projections from a service like AirDNA. Others require twelve months of documented history. Some will not lend on short-term rentals at all. On top of that, each city in the county runs its own permit rules and caps, and several are restrictive.
Confirm the property's permit status before you build a plan around STR income. Then the question becomes which lender fits, which is a shopping problem rather than a qualification problem.

Is there a limit on how many properties I can own?
No. Conventional financing caps you at 10 financed properties. DSCR has no limit because each property is underwritten on its own rent rather than against your personal balance sheet. This is the usual reason investors move to DSCR once a portfolio grows past a handful of doors.
How does a DSCR rate compare to conventional?
Generally 1 to 2 percentage points higher than comparable conventional investment property pricing. The gap narrows as your ratio, credit score and down payment improve. Because DSCR is not a standardized agency product, the spread between the best and worst quote on an identical scenario is often significant, which is why the file should be shopped rather than placed.
How fast can it close?
A clean file typically closes in 21 to 30 days. What slows these down is almost never underwriting, it is the rent roll. Missing leases, leases that do not match the stated rents, or month-to-month tenants with no documentation. Ask the seller for the rent roll and all current leases before you remove contingencies.
